Northstar Properties develops and operates retail and residential properties in the Northeast. Northstar Centers manages portfolio properties. Northstar Realty and Construction provides building construction, brokerage and other services. The Northstar portfolio consists primarily of supermarket and national discounter-anchored open-air community centers. More recently, we have added urban mixed-use properties, primarily with residential rental above street level retail. Northstar maintains offices in New York City and suburban Boston.

Our company builds and owns residential properties in New York City. We implement superior design, construction and management standards to enhance the experience of living in one of our buildings. It should be something to enjoy every day!

We design clean and uplifting common areas. For example, we have buildings that feature “street art” murals by a noted Bushwick (Brooklyn) artist. The fun of the apartment should start the moment you enter the building.

We build and maintain the apartments themselves to a higher standard – our apartments are designed to appeal to the person who wants to live in a beautiful place. Our rehabbed units typically feature a complete set of high-end appliances, including washers and dryers. We offer different color schemes for cabinets, tiles and floors in order to appeal to different tastes.

Retail Leasing

Why do retailers want to locate in a Northstar shopping center or building? Because that store will be in a center or building that will be well presented and attractive to customers and desirable co-tenants for years to come! Northstar’s strategy differs from industry standards for building and operating shopping centers and buildings in general. We believe in enhancing the customer experience from the moment they see the property. We achieve this through more appealing architectural and landscape design, attention to the merchandizing mix and attentive property maintenance. We justify this investment because properties perform better when operated this way. We plan long-term holds and look to maximize both the value and safety of tenants’ and our investments.

People

Fredric Leopold

The Managing Member of Northstar Properties is Fredric Leopold. He directs acquisitions, financing, concept development, design and merchandising/leasing of new projects.

Fredric’s experience includes work on the development of the Beverly Center (Los Angeles) and new or rehabbed shopping centers for supermarkets including Stop & Shop, Shaw’s and ShopRite and design of new residential units. He is a graduate of the University of California at Berkeley and the Yale School of Management. Fredric lives in New York City.

Marjorie Hession

Marjorie Hession, Director of Properties, handles major retail development, leasing and management assignments. She has run substantial projects across Northstar’s retail portfolio and is now directing development of Phase II of a multi-phase retail project in Southington, CT.

Marjorie has more than thirty years of retail real estate experience, working for a number of prominent New England retailers, including King’s Department Stores, Zayre Corp., NHD and Shaw’s Supermarkets. Marjorie is a graduate of Boston University and lives outside Boston.

Robert Sulzer

Robert Sulzer, Chief Operating Officer, manages portfolio properties in the New York City area, heads operations for Northstar’s construction affiliate and is a member of the acquisitions team. He directs ongoing redevelopment projects for Northstar.

Robert has been extensively involved in complicated rehabilitation programs for New York City mixed-use buildings. He is a graduate of Connecticut College, is currently pursuing his Executive MBA at Columbia Business School, and lives in Brooklyn.

Eli Cecil

Eli Cecil manages portfolio properties in the Northeast for Northstar. He has extensive experience in tenant and vendor relations. Eli handles both property management and capital expenditure work. He lives in Brooklyn.

Margarat Chao

As Controller, Margarat Chao is the head of accounting and is responsible for financial reporting. Margarat is a Certified Public Accountant and worked previously at PricewaterhouseCooper (PwC) focusing on real estate valuation, acquisition and loan due diligence. She is a graduate of Boston College with a B.S. in Accounting.
